Is a lease required?

We typically require at least a one-year lease for all of our properties. This can be adjusted for certain circumstances.

Can I rent for less than a year?

While it is very rare for us to rent for less than a one-year term lease, in certain circumstances a different arrangement could possibly be made. Rental prices may increase. 

Can I get a discount on rent?

We are open to price negotiation depending in the case of a longer lease agreement.

Can I do work/repairs in exchange for rent?

No. We used to be open to an arrangement with tenants in the past, and due to every arrangement not being met, we no longer offer this opportunity to tenants.

Are utilities included in the rent price?

Utilities are not included in the rental price and tenants are under contract via their lease to switch all utilities into their name on the exact date of possession. As well as pay any unpaid utilities before the return of any deposits.

What if I have a pet?

While almost all of our properties are not pet friendly, we are are open to allowing a pet in certain circumstances (reptiles, very small dogs, etc.) with an specific pet deposit. We will not in any circumstances allow cats in any of our properties. 

What if I move out and surrender my lease early?

In this case, you will also be surrendering your security deposit.

Will you make adjustments to the property for me before I move in?

Unless it is an accessibility issue and you’ve already been chosen as the successful applicant, we will not make alterations to the structure or yard of the property. Any modifications to your property would be at the tenant’s expense and only with written consent from your landlord.
